Will My Lease Protect Me From a Rent Increase?
When you first moved into your apartment, you signed a lease with the landlord that would tell you all of the rules and regulations that are necessary for both you and the landlord. Most tenants are going to sign a long-term lease. These typically last for one year, though they can last for longer depending on what you decide on with the landlord. You can also go with a month to month lease to help give you some more flexibility if you do not plan to stay in an area for too long and would like to not be stuck in a lease for too long. The type of lease that you are using will help determine whether you are going to get any protection before a rent increase.
With a long-term contract, you will get some protection from a rent increase. The landlord is not allowed to increase the rent on you for the rest of the rent. If prices are going up and you have a year-long lease, then you are protected for that whole year and your rent will not go up. If your lease is longer, then you get protection for a bit longer as well. This can be another benefit of a long-term lease, especially in an area where prices tend to rise. But once that lease is done, then you are going to expect that the landlord will want to increase the rent price and add that to the new lease.
Things work a bit differently with the month to month lease. In this, the landlord is allowed to increase it at any time of the year and you do not have the same protections as you do with a long-term lease. They do have to give you a little notice, usually 30-days in most places, though some will have to give 60-days, but they can do it at any time of the year. If you are worried about prices going too high, then you may need to consider the long-term lease.
