Financing for the purchase and construction of housing reached R $ 7.53 billion in October in the country, which represents a 0.08% decrease compared to September and a 33% growth compared the same period last year. The October result was also the second highest since May 2015, that is, in the last 54 months.

In the first 10 months of 2019, financing totaled R $ 62.3 billion, an increase of 34% over the same period in 2018. And in the last 12 months until October, loans totaled R $ 73.2 billion, an increase of 37 , 3% over the previous 12 months.

The data was recently published by the Brazilian Association of Real Estate Credit and Savings Entities (Abecip). The survey considers only financing whose resources originated from bank resources composed of the balance of savings accounts.

The survey does not include, for example, the houses of the Minha Casa Minha Vida program (MCMV), financed by credit lines with resources from the Guarantee Fund for Seniority (FGTS).

Abecip's research indicates a recovery in the real estate market, with the resumption of loans for the purchase and construction of houses, following the rise in the launch of new projects by construction companies and the drop in bank fees.

The expressive percentage growth in loans, however, is due to the comparison with a weak base, since the years 2016 to 2018 moved small volumes of credit. The volume of R $ 73.2 billion registered in the 12-month period up to October this year is far from the peak of the sector, which surpassed R $ 110 billion in 2014.

Units - In terms of number of properties, the survey showed that 29.7 thousand units were financed in October, an amount 9.1% higher than in September and 28.6% above the amount registered in the same month last year of 2018. This was the largest number of properties financed in a single month since May 2015.

In the first 10 months of 2019, loans served 237.4 thousand properties, an increase of 28.2% in relation to the same period in 2018. And in the last 12 months until October, credit covered 280.6 thousand units, 31.6 % more than in the previous 12 months.

Bank ranking - In October, Caixa Econômica Federal was the bank that most granted mortgage loans (R $ 2.575 billion), followed by Santander (R 1.539 billion), Bradesco (R $ 1.536 billion) and Itaú Unibanco (R $ 1.502 billion).

And in the first 10 months of this year, the ranking is also led by Caixa (R $ 19.753 billion), but followed by Bradesco (R $ 14.816 billion), Itaú Unibanco (R $ 13.064 billion) and Santander (R $ 10.260 billion).
